Best comparable closings were $315,000 which sat on a larger lot, then we have a $289,900 back in November, which was a traditional sale with nice features. Comparable model is active with No pool at $284,000 after originally being listed at $305,000. " Gilbert Home - Lot location seems to pretty nice across from the community park - Best Closed model match comp was at $249,900 in April which was a pretty clean home with granite. Currently there are 3 homes on the market - First home is UCB at $279,900 - as a fix and flip - would be the best comp in the area. Another model match is active for $295,000 with long term renters, and 90 days on market. In my opinion, overpriced with no upgrades. Another model match fix and flip hit the market today at $284,999 - which has nice features. With best closed at $249,000 - appraiser holds all the power to justify a sales price above $275,000. - Great Area - Gilbert homes do well, not sure the $285,000 Value is there.
